Buildings with a floor area between 15 square metres and 30 square metres will not normally require building regulations providing it is located at least one metre from the boundary or is constructed of substantially non - combustable materials. The main issue regarding building regulations is that of FIRE. It is this point that causes most concern for the authorities.
